There are 2 ways to pay for this sim:
RENT IT:
$25L upfront reservation fee and then rent for 30,000L per week or 100,000L per month tier to be paid immediately upon taking ownership.
If tier is not paid within 10 minutes of taking ownership, the sim will be reclaimed and you will forfeit the $25L deposit. This means if you have built on the sim your objects will be returned.
NO RESALE IF YOU ARE RENTING. This should go without saying but some people seem to think they can sell a rented object. You can sublet (rent out parcels to other people) but not sell.
After you pay tier I will set it to allow you to terraform, change ground textures, divide land, etc. After a good working relationship has been established, you will be granted estate manager privileges.
BUY IT:
For a lower monthly tier option you pay upfront 250,000L (less than LL charges for a sim) and you pay tier of 75,000L per month (again, less than LL charges)
When you buy, you also get estate manager rights. Estate manager rights may be granted to renters at my discretion after a good working relationship has been established.

You can terraform, rent it out, use it for whatever you want, no restrictions as long as tier is paid.
