You get terraforming of the entire sim, hills, pools, valleys, whatever you need. You can have security orbs if located above 250 m2 only, but no ban lines (you have ban/eject as group power).

Needs Arabian/Asian/world/exotic type of theme on the ground but most builds are ok.

No need to wait for manager's attention, join the group to set home and prims immediately then get ban/media/terraform powers from manager.
