I have lovely black sand beach parcels for rent, sized from 2048 to 4096. Land is professionally terraformed and beautiful. Zoning is residential and small business (no clubs or malls). You get parcel rights except for terraform (and banlines prohibited by covenant). Pre-1900 and/or Tiki style builds are preferred but I will often allow exceptions for more modern builds if you check with me ahead of time. :)

This sim is connected to our main sim, which is fully commercial and receives over 10,000 non-bot traffic per day. You get free use of our club and facilities for your events, and if you have a business, I will send out your announcements to our group, which has nearly 2200 members.
