** 1. INTRODUCTION **
The Isle of Goodness is a Class 5 sim (not a less-capable open space) owned and operated by the M&M Juggernaut Real Estate group, a partnership between Michael Kasei and Avalynn Allandale. Our goal with the island is to build a community of like-minded adults. We do not seek to make an outrageous profit. Rather, we hope to simply pay the monthly bill, earn a few extra Lindens, and enjoy Second Life with our friends.
As with all private islands, properties on the Isle of Goodness are LEASED, not bought. The "purchase" price you pay is a refundable deposit necessary to grant you nearly the same powers over your land as a full owner. The only restrictions are that you cannot resell the land and that you must comply with the estate covenant to remain a resident. You do NOT have to have a premium SL membership to lease.
The island is divided into seventeen lots, each of which is terraformed flat, two meters above the 20m water line. The four outside corners (Islands 1-4) are 6032 m2, and feature a prim allowance of 1380 each. The inside corners (Islands 5-
are 4752 m2, and allow 1087 prims each. The small side lots (Islands 9-16) are 2288 m2, with a capacity of 523 prims each. The central 4096 m2 lot is Michael and Avalynn's residence, where we host occasional events for our residents, friends, and guests.We want to keep the island primarily residential, but some "light" commerce is welcome too. That generally means no clubs, mega-stores/malls, or other huge builds. Houses, shops, and landscaping should be tasteful and non-intrusive. We rely heavily on the community to decide what is and is not acceptable, but M&M management reserves final judgment.
** 2. PRICING **
We offer a two-tiered pricing structure based on the term of your lease. Tenants who pay for a month (four weeks) or more at a time enjoy a discount from the weekly rate.

** 3. FINDING A LOT **
Press the Search button on the Second Life Toolbar. Then select the Places tab. Type ISLE OF GOODNESS into the Find field, change the Category to Residential, and click the Search button in the dialog. Any of our available properties are listed according to the pattern "ISLE OF GOODNESS - ISLAND # - FOR RENT". They also have a special icon that looks like a price tag. The description field lists the size of the plot, the prim allowance, and the weekly & monthly lease rates. Teleport directly to the parcel by selecting the listing and clicking the Teleport button.
