New instant message (IM) policy for Ecstasy Realty

Hello tenants and future tenants,

As with any business, procedures must change as the business grows larger. Ecstasy Realty (ER) was once totally a "one man" endeavor and had few tenants.

Today, ER has 18 sims and dozens of tenants. There are plans to eventually expand to 100 sims. The volume of IM's is beginning to be overwhelming.

Thus, I would like to politely request that everyone (except those who are personal friends of mine or people who already have permission to IM me) now IM an Estate Manager instead of me. If the Estate Manager cannot assist you for some reason, they will let me know and I will personally assist you.

Here is a list of the Estate Managers:

This will also be announced at each sim and via IM and email, if necessary. The new section of the Land Covenants is as follows:

"
1.5- Rental due dates: All rent is due on either the first (1st) day of the month or the fifteenth (15th) day of the month. When you pay the first month's rent, you must choose a permanent rent payment day, which will be either the following first day of the month or the fifteenth day of the month. No exceptions can be made to this policy, because the rental accounting will become overly complex. It is your responsibility to contact an ER Estate Manager as soon as possible to calculate your desired rental payment date and any refund or extra payment due.

Example #1: You move into a 2048 square meter parcel on January 16th. You choose to have a due date on the 15th. Therefore, you simply pay your next rent payment on February 15.

Example #2: You move into a 2048 square meter parcel on January 16th. You choose to have a due date on the 1st. You can either 1) wait until February 16th to pay 14 more days of rent in addition to a full month of rent to bring your due date up to April 1st; or 2) Pay for a full month of rent on February 1st and get a refund for 14 days.

Example #3: You move into a 2048 square meter parcel on January 2nd. You choose to have a rent payment date of the 15th. You can either 1) pay again for a full month on January 15th and get a refund for 13 days or 2) wait until February 2nd and then pay for an additional 13 days to get your rent payment date to February 15th.

Currently, the rent per day on a 2048 square meter parcel is L$122 (rounded up). On a 4096 square meter parcel, it is L$243 (rounded down). On a 8192 square meter parcel, it is L$487 (rounded up). On a 16,384 square meter parcel, it is L$973 (rounded down). These figures are only provided to help with adjusting rental dates. Ecstasy Realty does not rent by the day, ONLY by the month. Rent is due once every month or 12 (twelve) times per calendar year."

Änderung in den Zahlungsbestimmungen bei Ecstasy Realty, bitte lesen:

1.5 Das Fälligeitsdatum der Miete wird auf den 1. oder 15. eines Monats festgelegt. Wenn Sie die erste Monatsmiete bezahlen, müssen sie dauerhaft den Tag des Monats wählen, an dem Sie Ihre fällige Miete bezahlen möchten. Zur Auswahl stehen nur der erste (1.) oder fünfzehnte (15.) jedes Monats. Dies geschieht, um den Verwaltungsaufwand zu reduzieren. Deswegen können auch keine Ausnahmen gemacht werden. Es liegt in Ihrer Verantwortung, in Kontakt mit Jenny Olbracht zu treten, um Ihren Zahlungstag festzulegen und die Ausgleichszahlung (von ihrem bisherigen Zahlungstag zum neuen) auszurechnen.

Beispiel 1:
Sie sind am 16. Januar in eine 2048 qm Parzelle gezogen und entscheiden sich für den 15. jedes Monats als Zahlungstag. Sie bezahlen einfach ihre gewohnte Miete am 15. Februar.

Beispiel 2:
Sie sind am 16. Januar in eine 2048 qm Parzelle gezogen und entscheiden sich für den 1. jedes Monats als Zahlungstag. Sie bezahlen entweder am 16 Februar die Miete für einen Monat und weitere 14 Tage. Dann wäre die darauffolgende Miete erst am 1. April fällig. Oder Sie bezahlen am 1. Februar eine volle Miete, von der sie natürlich 14 Tage zurückerstattet bekommen.

Beispiel 3:
Sie sind am 2. Januar in eine 2048 qm Parzelle gezogen und entscheiden sich für den 15. jedes Monats als Zahlungstag. Sie können am 15. Januar wieder für einen vollen Monat bezahlen (und 13 Tage zurückerstattet bekommen), oder am 2. Februar die Miete für 13 Tage bezahlen und dann wieder eine volle Miete am 15. Februar.

Momentan beträgt die Miete für einen Tag bei:
2.048qm = L$ 122 (aufgerundet)
4.096qm = L$ 243 (abgerundet)
8.192qm = L$ 487 (aufgerundet)
16.384qm = L$ 973 (abgerundet)

Diese Zahlen sind ausschließlich dafür bestimmt, Ausgleichszahlungen zu berechnen. Ecstasy Realty vermietet NIEMALS tagesweise, nur monatsweise. Die Miete ist jeden Monat fällig (12 mal pro Jahr).

Bitte schicken Sie mir keine IMs zu diesem Thema. Wenden Sie sich an Jenny Olbracht, sie ist von nun an meine Buchhalterin und Land Manager. Einigen Sie sich bitte mit ihr über ihren zukünftigen Zahlungstag.
