When a sim is transferred by LL it costs the 'seller' $100 USD. To order a new island costs $1000 USD, plus arrangement fee of $100 to Linden Labs. This island will be for sale for $1000 USD, which will include the reserved spaces. I would be interested in renting at least a quarter of the sim back from you. I am an Architect, and I have built everything on the island.
