You might know who we are already, if not we're a pair of Class 4 sims mainly for developers/builders looking for lots of space and/or a large in-world storefront but don't want to go so far as to get their own sim or void.
Our sims each consist of a central sandbox area (13760m, 4 hour return) surrounded by 12 rental plots (4096m ea.)

Each plot comes with the following:
4096 square meters (we have 2 corner plots which are 3600m and priced accordingly)
1218 prims (1.3x bonus factor, stolen from the sandbox area)
Terraforming on your land or the sandbox to +50/-100. (Yes, you can terraform the whole sandbox to your hearts content)
Officer-level access to the sandboxes in the center of both sims with 4265 prims. (IE. you can leave huge builds laying out perpetually and ignore the autoreturn, or clear everyone out to hold your own private events. You also have the right to police the sandbox within the covenent terms, which grants tenants very broad powers.)
Good admin service. (There is usually at least one estate manager online)
A vote in how things run. (This is more like being part of a community than just a tenant, you will get a vote on future tenants and proposed changes)
Stability. (We've been around a long time, we're not going to take your cash and run, etc.)
Restrictions & drawbacks:
No malls allowed. (IE. no subleasing. However a few SLEX boxes for your friends, etc. are ok.)
No casinos allowed. (Games with friends are fine, this is just to keep down lag)
No camping allowed.
No clubs allowed. (Again, keeps down lag)
5500L$ per month in rent. (I think the 3600m plots are around 4800L$ per month)
We don't have a standard rental process either, prospective applicants need to submit a notecard to me or another an estate manager of Pi/Theta. The existing tenants then vote on possible approval of a new tenant. (Yes, it's annoying I know, but it means you don't end up renting next to a griefer, we have an excellent history of having reliable stable tenants) Be expressive, more babbling is better than "hey I want to join". (But don't worry, I think we've only turned down 3 applicants in the last 2 years).
Currently we have both 3600m corners and 2 4096 plots available, and we're always happy to have a waiting list, heh.
