What's the catch of buying the land for only 1 Linden Dollar you ask?

There isn't one, buy the land for 1 Linden Dollar and pay your first weeks tier and the land is yours. NO HIDDEN RESERVE!! You may resell your land to whom ever you wish at any point as long as your tier is not in arrears. Tier boxes are usually located on one of the outside corners of each parcel and display the weekly tier rate and amount of prims for that individual parcel.

What is tier?

Tier is the fee that all land owner's pay for using their land either on a weekly or monthly basis. Some call it rent, some call it maintenance fees, many like us call it tier. All land in SL has it and it just depends on where your land is as to whom you pay it to and what it is called. On the mainland you pay it directly to LL and on an estate you pay it to the estate owner.

Is it true that all land on private estates is actually just rental land?

No, now while some people will debate it's just semantics it is 100% up to the estate owner to set the terminology used. LL refers to us as the estate owner which we in turn refer to people that buy land on our estates as resident owners. Some people call it leasing which we feel is also an appropriate term or description as it's not like there is a paper deed exchanged when buying virtual land like there is in real life. Some estate land is rental only and other land is strictly for sale depending on how the owner of each estate has them set. All available land in the Unknown Isles is strictly for sale. Since it is up to the estate owner to set this term we feel it is much more desirable for you to be referred to as resident owner instead of just a renter.

How Do Land Sales in Private Regions Work?
The mechanics of buying and selling land in a Private Region is very similar to the process used on the Mainland. However, there are a few key differences that buyers and sellers should take into account when considering making a land transaction in a Private Region.
Similarities :
As the seller, the Private Region owner can split parcels of the region and set them for sale.
The mechanical act of buying the land remains unchanged.
Differences :
Parcels in Private Regions are governed by Covenants. A Covenant is similar to a contract defined by the owner of the Private Region; you must agree to it before buying the land. It may outline such details as local theme, rental fees, architectural regulations, and rules of behavior in the Private Region.
If you buy land in a Private Region, it does not count against your Land Use Tier. However, the owner of the Private Region may charge you a similar fee for continuing use of the land.
The Private Region owner may evict you from your parcel in a Private Region at any time. Private Region owners have absolute power over their Estates, and are within their rights to reclaim land as they see fit. Make sure to read your Region's Covenant closely for terms of use before you buy your parcel.

What is the difference between being a renter and a resident owner?

The general rule that seems to apply best here is if you can resell the land that you buy then you are the owner of it, if not it's only just rental land. Many rental companies make you join a group and hold the land in this select group while you are renting from them to use their land or have control over adjusting land settings. We at the Unknown Isles never force you to join our land group and allow you to own the land in your name or your own groups name. With most rentals there's no fee to buy the land you just pay your rent with limited land control based upon the rental terms. Many estate companies that sell their land charge an upfront fee to buy it which in some cases can be 1000‘s of Linden dollars. We at the Unknown Isles like to give you the best of both with offering our land for sale for only 1 Linden Dollar yet we give you the full spectrum of land controls like media settings, terraforming, ban lists, and the right to resell your land. And did we mention no long term commitment required on your part? You only have to pay 1 week's tier at a time so you have the flexibility to decide for yourself how much to pay and how long to stay. We think of our resident owners very highly and wouldn't be successful if it wasn't for them so while some moral crusaders may not agree we feel that calling our resident owners just a renter is a bit derogatory. We let you decide for yourself by telling you all of this upfront!

Can't the estate owner just take my land anytime they want for any reason and LL won't do anything about it to help?

Yes and no. The estate owner has the same tools and powers basically that the Lindens have on the mainland to control most aspects of the sim so that they can provide a great place to live. So technically an estate owner can reclaim land at any point and has the final say on enforcing rules on their estates. Most estate owners would never go around and just take your land for no reason as they wouldn't last very long in the business by doing that. Just like in the real world there are good people and bad people here in Second Life. It is important to choose a reputable estate owner that has been around for awhile and that has a proven track record like we and many other SL estate owners do. If you don't pay your tier we have the power to reclaim your land just like you would expect from LL if you didn't pay your tier to them. Other than that we don't go around reclaiming land for the heck of it as we would never do anything like that to tarnish our hard earned reputation for fairness and honesty. Unless you are such an antisocial misfit that has managed to disrupt all of your neighbors and they now want you removed you don't have much to worry about. We strive to make your life less stressful by reassuring you that we'll be fair and honest with you and we have the reputation to prove it.

Do you have the lowest tier or rental rates around?

No, and we never will have the lowest or cheapest tier rates. What we will always have are some of the most affordable tier rates for the type and quality of upscale estate living like we offer in the Unknown Isles.

Why aren‘t you the cheapest?

Many estate companies are new and try to do anything they can to get you to live on their estates. They claim to have the cheapest rates around and promise the best service and other gimmicks to make themselves and their estates look better. We talk with our resident owners and get feedback on the experiences that they have had before they came to live in the Unknown Isles and have found that many of the "cheapies" don't have the best service or proper planning as they claim. Some plan so poorly with their rates that they drive themselves out of business by going broke. When that happens the estate owners often sell their estates leaving their residents homeless and out of luck. We charge enough to make a profit and to ensure the future and stability of the Unknown Isles for all our resident owners to enjoy for years to come. We always suggest you to compare and see how we stack up against other estate companies.

Are tier rates on private estates higher than the mainland's rates?

Yes, most private estate tiers are higher than mainland. For starters most estate owners pay $295 a month for each sim they own compared to only $195 a month for mainland sim owners. So with estate owners paying 50% more per month to LL for tier that obviously makes their average tier rates up to 50% higher than on the mainland for residents.

Is the extra expense worth it?

Well, what is your privacy worth? What is your peace of mind worth? What is great service and stability worth? Look at the mainland sometime and all the ugly ads, horrible builds, and sim after sim all bordering one another and blocking each others views. Nothing like watching a mainland sunset through the beautiful red glow of ban lines from all your unfriendly neighbors. Now picture a gorgeous waterfront parcel that sits on the sims edge and no one is in front of your view to block it. There's no purple spinning pyramids and rotating ad boards filling your horizons view with smut. A place where you can leisurely relax with your special someone while watching the reflections off the water change colors from the sunlight. How much is that worth? How much would that actually cost you on the mainland? Now compare to other estates and see what you think for yourself. Many still try to charge you an upfront fee to buy their land or set a reserve price that you have to pay for it after buying their land. It's only 1 Linden Dollar in the Unknown Isles!! Why pay more??

I have heard that estates owners can just sell their sims at any point and kick out all of their residents?

This is always a possibility if you live on estates run by fly by night type owners that come and go everyday. I have heard private estates are bad because they have covenants, what's the deal?

Covenants are intended to easily communicate the terms and conditions of owning property on an Estate. A covenant is basically a set of rules and guidelines established by the estates owner to help organize and manage the activities and standards that occur in the sim. Covenants can vary from very restrictive to very light depending on the sim and the owner. In the Unknown Isles we strive to offer covenants that keep the natural order of each sim to allow for a beautiful, peaceful, and well managed environment without limiting the creativity of our residents. Each of our sims covenants are a bit different so please always read over them before buying any of our land. Some allow residential building and others allow commercial so that there is a place and a covenant that is acceptable for everyone. If you take a few minutes and look across the mainland and see all the clutter and ugliness you will see why covenants are very important and may come to find you don't want to live anywhere without one.

Don't I have to have a premium account to own land?

No, not on a private estate you don't only on the mainland. That's one of the many great benefits of living in the Unknown Isles.

What are Open Space sims, low prim sims, void sims, and Homestead sims?

This is a very popular question and something that tends to confuse people as they have recently changed a bit. On October 27th, 2008 a day that will forever be known in Second Life as Black Monday LL announced on their official blog that they would soon change the pricing, classification, and structure of Open Space sims. This came as quite a shock too much of the SL community because in spring of 2008 LL lowered the purchase price of OS sims, doubled the prim count to 3750, and really started to market the heck out of them. As of November 1st, 2008 OS sims accounted for over 40% of all private estates on the grid with nearly 13,000 of them in use making them one of the most popular land products ever in SL. LL soon realized they had under estimated the popularity of the product and how much they could charge for them. After little debate with current owners of OS sims they redefined them and really stuck it to many of their longtime residents by announcing an 80% reduction in prims for anyone wishing to continue owning a newly defined OS sim and a 66% price increase for those that still wanted what they were sold which will now be called a Homestead sim. In January 2009, the billing rate for Homestead sims will change to $95/month. In July 2009, it will move to $125/month. These new definitions and name changes will go into effect on January 5th 2009 as well.

Open Space sims, low prim sims, and void sims will be considered the same thing and defined as : For those estate owners wishing to provide empty areas such as water, hills and forest -- we offer Openspaces, light use regions sometimes referred to as voids. They are provided for light use only, not for building, living in, renting as homes or use for events. As a stretch of open water for boating or a scenic wooded area they are fine, but we do not advise more serious use than this and will not respond to performance issues reported should you not use them in this way. Openspaces are intended for very low-impact use only. They share 4 CPUs per server, and support a limited number of objects. When the new changes go into place, they will support 750 prims and only 10 avatars, and will likely place limits on scripts running in the Region, as well as being unable to use event postings and classifieds.

A Homestead sim will be defined as : Homestead regions are for quiet residential or light commercial use. They are not intended for events, malls, or other high-impact uses. When new changes go into place, they will support 3750 prims and 20 avatars, and will likely also have script limits. As LL updates this in the future so will we.

So what does all of this mean?

For starters anyone residing in a current OS sim will be reclassified as living in a Homestead sim and have their tier increased on January 1st 2009 by 15% as our costs are raised by 27%. They will again be raised on July 15th to partially offset the full 66% price increase. We will try to lighten the burden on residents by absorbing some of the 66% increase. We'll update this with an exact figure as we get closer to the July deadline. Secondly, it means that LL will fatten their wallets by riding the backs of all of us all the way to the bank. We suggest a big lump of coal for LL's stocking for anyone considering them this holiday season or any in the near future

What about VAT? Don't I have to pay that since I live in a VAT country?

No, not to us you don't only if you are paying LL directly. Since you pay your tier to us and we live in the US you don't get charged any VAT. Just another great benefit of living in the Unknown Isles.

Are the Unknown Isles the place for me?

Only you can answer that so we invite you to come visit and see for yourself. Some people only want to live on the mainland and others will only live on private estates so it truly is a personal decision. We wish you the best of luck in your search for what is the optimal choice for you. Just keep in mind that private estate companies are a dime a dozen these days and they come and go all of the time. Please just do your homework and be selective so you can find a good one that has been around the block a few times and has a strong reputation for honesty and great service.
