Low lag as majority of the region is owned by 2 groups. There is 1 club on sim and I don't think any casinos. The stores are on large lots (8000+) lots with open area. The lot is next to protected Linden land and majority of the land is open. The 2 majority land owners are interested, but waiting to see if they have the extra money. So, if you don't like it, you'll have 2 potential buyers in the future.
On the other side of the protected land is an entire unused sim for sale.
