You are required to pay first and last months' tier fees at the time of purchase. First month to the box on the parcel, the last month is paid to the "Buy Land" button on the "About Land" window.
Why should you consider The PitStop Commons?
Most places charge you a purchase price that is equal to or greater than one month's tier fee, those lindens do not apply to monthly tier fee payment, they normally go to the estate owner's pocket. This is where we differ - The PitStop Commons owners feel you have a right to hang on to your lindens! We are giving you the land to use as you see fit provided you follow our covenant. The lindens that you pay are the first and last months' tier fees. No additional lindens are charged to 'purchase' this parcel. When you decide to leave (we hope that doesn't happen) you can sell the parcel to anyone you want (provided your buyer agrees to the covenant). Since you have a month's tier fees paid in advance, when the sales transaction has completed, you will receive a refund which will be pro-rated based on the number of days remaining in that month. The parcel must be sold to receive any refund.
