Commercial Land Needed Asap

I need to rent/buy commercial land asap. Just found out the guy I'm currently renting from is selling all of his land, so we need to move. Below are my requirements.....

* AT LEAST 6512m2.
* Commercial zoning
* Fairly flat, or give me the ability to terraform
* Area with decent traffic already would be nice, but not necessarily required.
* If its buy, with paying you tier monthly, I need to be able to pay in Lindens, not through Pay Pal.
