I want to buy an entire sim

I'm looking to buy an entire sim, preferably class 5, but others will be considered as well.

I have some wishes:

1. It should be empty, nothing at all on it.
2. Terraformable so I can raise all of it to land.
3. Full prim quota, nothing reduced is interesting.

Of course it needs to be cheaper than a "new buy", otherwise I could as well get it from Linden Labs.

Mainland sims are also of interest if they're fairly flat...
