Looking to BUY a homestead sim (full transfer)

I need an additional homestead sim, and will pay $160 for a full transfer of the sim from you to me. Note that $100 of that is to cover the island transfer fee that LL will charge you as the seller.

Here are the terms I require:
- It must be a true Homestead (3,750 prims/20 avatars), not an Openspace (750 prims/10 avatars).
- The homestead sim must be on a class 5 server (do they even have class 4 homesteads anymore?), and I need to know the next tier date as reported by the Estate Management tab of the new Land Store.
- Once we agree to transfer the sim, you will immediately grant me and any individuals I specify Estate Manager rights, so we can use the island while the transfer is underway.
- We will both file region transfer tickets and share the submitted ticket numbers.
- We will transfer money via the LL transfer process (let me know whether you prefer USD or L$. I prefer USD but can do either.)
- I will be renaming and moving the sim during the transfer.

Although previous transfers I've done have taken up to 3 weeks for LL to process, I recently had a ticket handled in less than a week, so we'll hope for the best.
