This region is a residential and low lag commercial sim. We provide low lag luxury living space. This island has a 12,000 sq meter common use lake. If you are looking for luxury living you have come to the right place.
Island Rules:
1. No obstructive or offensive pictures or rotating prims on the land.
2. No shouting objects
3. No ugly buildings and ugly textures.
4. No Access lines. This means you will have to get an orb to guard your land if you want to keep people out. All security orbs must allow for rectangular boundary settings.
5. No harassing of other island residents (residents can ask their neighbors to add them to the security orb)
6. Respect the serenity of the island and peace.
7. There must be a minimum of 3 meters between buildings and property lines
8. Clubs and other high traffic activities only above 500 meters.
9. Skyboxes are allowed above 400 meters.
10. Tier boxes cannot be combined
11. Do not place objects in the lake when not in use.
12. You may resell your land, but remaining tiers cannot be refunded and are not transferable and the land must be resold in original parcel configuration.

Our parcels all include a prim bonus above the standard prim allowance.
Example: 2048 standard prim allowance is 468 ours is 562
Land tiers:
4096 sq meter with 1124 prims L$2380 per week.
2048 sq meter with 562 prims L$1190 per week.
You must pay four weeks tiers immediately upon purchasing land. All parcels are numbered and there is a map in the tier shop. Please pay the tier box that has your lot number on it. Pay tier at the Tropical Breeze Estates building on the south west corner of the lake. IM ouitguy Binder or Lupine Lovenkraft.
If you miss a tier payment, you will receive a 12 hour warning and a fine of 500 linden per 1024 sq meter to buy your land back. If you don’t reply to our messages we will reclaim the land after 24 hours. No money refund available!

Please Note: No premium account needed to buy land here. This land is not owned by Linden labs and therefore we do not support the 512 sq tier free deal offered by Linden Labs to premium members. That only applies to main land properties.
