looking for a nice neighborhood

Hello, i know that this must be a very typical question and i should use the search option (it sucks btw), but i'm looking for a new land and i would like to receive some recommendations.

I will try to be as more accurate as i can, maybe some of you found a place like i'm looking for.

I need a plot of 4096 sqm - 937 prims, or a 2048 sqm with double prims (i'm flexible with this). Must be a mixed zone because i have an office and art gallery that i need to move, plus my home in a skybox.

I guess that must be adult rated, because PG for a lot of people means "nothing that can offend kids" (hey! i thought that SL was for adult people). I'm not planning to put porn or run naked around but i have some erotic art that can be sensible for some people (at least a couple of land owners said me that).

Now, the important point is that i'm looking for a nice neighborhood, not mainland, not sims divided by a ruler with water lines (i always hated that). I like thematic sims, and if it's some like a city or suburbs would be great (you know, grass, trees, roads). I like beach sims also, but i think that there are too much of them in SL.

About the cost, i just hope a fair price. I'm not rich but i understand that land owner need to make profits.

Finally, i want to rent, not buy, because...let's be honest, dont exist the concept of ownership in SL, we always are renting...I know that if you rent you also has rights over the land except sell, so is ok for me.
