We currently will only rent a tract of the 4096 sqm size. The weekly rent is 1769L Via Payment Cube with a minimum of 2 weeks in advance of move in. Weekly payments in advance will be required for all renters from that point on. Please contact Estate Manager BigD Melville for more details. and Invite to group!
New tennants may start placing objects on their newly purchased land immediatly. However the tier payment is due Immediately Upon purchase. Failure to do so may cause a reclamation of your property without refund until the proper tier payment is paid. you can not resell land for hire value!
Confetti Bay Terms & Conditions:
Thank you for choosing Confetti Bay Properties for your Second Life land needs. This island is managed Privately, which allow residents the maximum amount of control. The land tier is charged in Lindens only at this time.
By buying or renting with Confetti Bay Properties, you agree to the following terms:
General:
- Any violations of the following rules will be determined by Confetti Bay Properties Management. Management will make all final rulings and decide on consequences.
- Rules may be added or amended by Management at any time without prior notice.
- Unless otherwise noted, all rules apply to every Confetti Bay Property renter.
Confetti Bay Properties Management:
- No renter or landowner on Confetti Bay Properties land may ban/deny access to their island manager, island security and owner. We will thoroughly respect the privacy of our customers and have agreed to not take advantage of this term; however it is necessary for the smooth operations of the sims. We will always attempt to message you before entering your property. And will only enter when there is a call for one of us to do so. Allowing us this will also help as we move from one Property to the next on the Sim, is hard to do so when we are constantly bumping into protected zones.
- If a Manager makes a reasonable request regarding the land or objects/persons on it, renters have 24 hours to comply. These requests will generally deal with obtrusive items, weapons, scripts etc. which will bog down the islands and generate lag.
*All general use rules apply to the Renters.*

* No use of Tall Obstructive buildings. Maximum Height on Confetti Bay Rental Lands is 32 Sqm High. So you do not Obstruct View of Other Buildings/Renters.

***If you absolutely do not want someone on your land, Ban them, but please refrain from making your land group accessible only as it makes it difficult for Confetti Bay Properties employees to get around. If you wish to have a private party with only your group, you are welcome to make it group accessible during those times but please be sure to turn it off before you log off of SL.
Our Mixed-Purpose Sims:
The following set of rules applies to our Mixed-Purpose (Residential and Commercial use) sims.
- All general use rules apply to these sims.
- The following businesses are allowed: Small Dance/night clubs (limited to 2048sqm), No renting or subleting allowed. Please contact management before purchase for zoning of commercial establishments.
*** Scripted Objects: ***
* NO WEAPON USE is allowed on any Confetti Bay Properties sim. Doing so may put you at risk for immediate contract termination (including the return of all items) without refund. While the definition of "weapon" may be ever-adapting in Second Life, the broad definition includes any item that can orbit, kill, push, crash or otherwise obstruct another SL resident. Use of these items will not be tolerated.
* NO HIGH-LAG SCRIPTS are allowed on any Confetti Bay Properties sim. If you are at fault of using such scripts/items, you will be asked to disable them. Refusing to do so puts you at risk for immediate contract termination (including the return of all items) without refund.
* Renters/landowners may not use items whose scripts operate at a radius that extends farther than their property lines.
* Security scripts may be used as long as they follow SL's terms and conditions, if you use one that does not you will be asked to remove it. Failure to do so will result in contract termination.
Building & Structures:
Stuctures must be built at least four meters (4m) away from each property line. To view property lines go to View>Show Property Lines or press Ctrl+Alt+Shift+P.
- No building may be taller than the width of the plot it is on or 32 meters high, whichever is less. This rule is to ensure unobstructed fly space between 50 and 300 meters.
- Builds may not degrade sim performance or hinder other residents or visitors.
- All builds must be made in good taste. For example, using plain plywood boxes or displaying offensive material may be in violation of this rule. Good taste is subject to Managements definition and may change at any time. As a good rule of thumb, keep in mind the best interests of fellow land users while building.
Leasing & Buying:
- Leased land will be deeded to a group of the renters choosing. This group needs to be set up prior to renting with Confetti Bay Properties. If a group needs to be set up for the rental, it will be at the renters expense.
- Subletting, or renting out Confetti Bay Properties land to someone else, is strictly Prohibited.
- Both leased and purchased lands are subject to monthly/weekly fees. Please see the pricing guide above for more information.
Pricing/Payment:
- Renters payments are due on the same day each week that their first payment was made, Via Payment Cube
- All Leases require the first two weeks rent paid prior to move in.
- Purchases require the first two weeks of tier fees paid prior to move in, in addition to the purchase price. You pay Rent Via Hippo Pay Cube with Lindens. you can read the Cube so you know how many days minutes and sconds you have on your rental.
- Rent fees are due on a monthly or bi-weekly basis and is the parcels renter/owner responsibility to be certain it is paid. Reminders are sent when rent and tier fees are due. If we do not get a response within 24 hours, all items on the property may be returned. If possible, please notify your Manager of any problems in advance to work out a solution. after that 2 days property may be reclaimed by Confetti Bay Properties. the property may be offered for re-sale. Tenants may still pay the past due tier within 2 days and reclaim their land by paying the past due rent and plus an additional 25% handling fee.
- Management may change purchase, rental and/or weekly rates at any time without prior notice. If rates change mid-rental (during a term fully paid in advance) then the new rate will take effect at the time of the next payment. Please ask management for current rates.
The consequences of breaking this covenant:
This covenant constitutes a contract between you and Confetti Bay Properties Inc. You agree to it by becoming a resident on a private sim owned by Confetti Andel and his group Confetti Bay Properties Inc.
Breaking these rules or the TOS of Second Life constitutes a breach of contract. This might lead to the termination of the contract. Termination of contract because of a violation of the covenant becomes effective immediately. There are no refunds in this case. Depending on the violation you might be banned from the all properties and estates owned by Confetti Andel and Confetti Bay Properties Inc.

Q: Will renting or buying land here count against my land allocation?
A: No. The islands are run independently of Linden land, so you are not altering your official Second Life land usage in any way.
Q: Do I need premium account to rent or buy land from Confetti Bay Properties Inc?
A: No. A basic account is sufficient, since rents/purchases here are not reflected in Linden Lab land usage.
Q: Who do I make payment to?
A: All payments will go to Hippo Tech Pay Box Owned by BigD Melville which in turn goes to Confetti Bay Property and Transfers to owner Confetti Andel.
We require a pre-payment of 2 weeks of rental space prior to move in. You will also be required to have a land group available to deed your land to if you are renting. If you need to create a group, it will be at your cost (L$100) No other up-front costs (unless purchasing land). Rent will be due on a Bi weekly basis and is the renter's responsibility to be certain it is paid. We will send a reminder one time if the rent is late. If we do not get a response, then all items on the property may be returned. If there is a problem, please let us know ahead of time so we can work with you on a resolution. Please note: NO REFUNDS will be issued. Please ask questions before renting or buying. By renting or buying property with us you agree you have read the island rules, rates, and regulations and that you are agreeing to such.
