I would like an OpenSpace SIM to rent. This means I will NOT pay an upfront cost to "rent" from you. Sorry. If you would like to discuss sale terms I will do so but primarily right now, I am interested in rentals.
Around 5.5K a week in rent. I know what you paid for the SIM and how much your Tier is. I also understand you need to make back your investment and that's hard but I need to be able to keep the SIM.

No covenant, please. While what I plan to do with it probably won't violate the covenant I don't want to hassle with it either. EITHER PG or Mature is fine. I will not be adding commercial spaces, strip clubs or anything else that would warrant a mature rating.
