Wanted: 2048-4096m2 island for rent or for sale

I am in search of a 2048 to 4096 m2 lot that is surrounded by water on at least three sides, preferably four - privacy and beauty.

Criteria:

*4096 but will take less if the land and price are right.
*Land with channels (one or two sides) will be considered but, I prefer actual usable water.
*It is fine if sim neighbors are visible as long as they are out of chat range.
*Terraforming privileges
*Voice capable
*Full prim use

I will purchase or rent...I will not pay grossly inflated tier fees for rental...
