1) The sim has simple but classy themed buildings around a shared courtyard.
2) The sim is controlled and prohibits any extra laggy devices. No camping, temp-rezzers, scanners, or other super laggy items will be allowed.
3) No malls, clubs, casinos, or any non retail stores. Retail style shops only. No excessive text vendors. All the stores around the courtyard will maintain a high standard of quality so that everyone appears more professional.
4) Share in our traffic. Our shop is new and is still being added to / stocked, but we are already getting 1000+ unique avs tping in each week and we are currently paying around 25,000L week for various classifieds. By being around our courtyard in a relaxing and aesthetic area that we will all feed each other new customers and traffic.
5) You do not have to buy the land! That’s right. Just pay the rent to us each month and you don’t have to front extra money to “buy” land like at other estates.
6) Limited shops. Instead of 50 shops crammed together, there is only 4 shops. 1 very large shop for us (YEP!) on one half of the courtyard and 3 shops on the other half that we will rent out. This will make sure that anyone who comes to the sim can easily see and visit the 4 stores and will maximize the cross traffic that we share with each other.
7) On site sim management. YEP! is managing the sim and helping you handle any issues sim related, and we have someone online almost everyday in the sim that can assist you.
What these means for you the renter is that you will not only have a nice looking building (building is supplied so saves you money and prims), but it also will allow you to not have to worry about newbs or uncaring people building trashy builds or laggy resource hogs right next door to you. Details on the rentals!
YOU DO NOT HAVE TO BUY THE LAND! NO EXTRA COSTS OR HIDDEN FEES!
1) 3 plots ranging from 4700-4900m
2) Each plot gets 2000 prims (on top of prims we used for buildings)
3) You have full control over media and most land functions. You can change name and description options on the land settings, so that you can show up in search and classifieds, as well as allowing you to control ban lists for your parcel and more! Just like if you owned it!
Prices for rentals:
The rentals are on a monthly basis and must be paid for 1 month increments.
Rent is due before 1st of each month.
The price for the rental is normally average of 4L/prim/week (@2000 prims) = $32,000L per month. (read below for special one time offer!)

Since this sim is new and just getting ready to fully open
, we will rent out the spaces at 2.5L/prim/week (@2000 prims) = $20,000L per month for the entire length you prepay as a special one time offer. (Savings of 12,000L per month)* YEP! has already moved in, started setting up their displays, and has started spending 25-30K week in classifieds. All buildings and land for rentals are finished and ready for all the rentals. The shared courtyard will be completed by the 1st.
