Your commitment:

* You may not claim to be part of SLIB / SLIB Real Estate, and it must be clear that you are separate business entity. However, you may advertise that we are backing you up, but do not claim more than what we offer.

So how do I rent?
You just IM Tyrian Camilo or send a notecard, pick a region name, estate name and location, and make an agreement with Tyrian Camilo.
Delivery time?
Depending upon Linden Lab, usually within 5 business days after first monday, but please allow more time incase Linden Lab has a backlog. We've had once ourselves a really slow delivery and it took almost a month! Usually they have arrived within a week however.
How can we do this INEXPENSIVE and full of ADDED VALUE?
Simply because we got the dough, connections and resources! We DO get back the initial cost of the estate in a sensible amount of time, even after the interest paid to our investors, and after that it's all profit for us.
If i wanted the landscaping also, how long will this take?
Usually only several hours after delivery, but please allow upto 2 business days to finish completely. This is basic landscaping and should not be considered as "sim building" service, we make the basics: Road cuts, terrain textures, land shaping and some very basic road building and gardening.
Rent to own?
After 2 years of rental, you can opt to get your estate to your ownership for a low flat fee of 250USD. This includes the 150USD transfer fee Linden Lab will take from us. We reserve right to change this pricing to reflect LL cost +100USD. However, your sim has to be moved in this case away from SLIB estates, and you will loose all the added value we give.
What if i miss a payment and rental box informs i've been ejected?
In that case there's a penalty fee of 1/4th of a month and you can continue. After eviction notice we allow a maximum of 3 business days before the actual eviction happens. We will offer your residents to stay with us, under our rates and rules so they will have the added security of SLIB Real Estate backing if you run into financial troubles.
What if i'm going for a vacation and can't make payments and neither do have the cash upfront?
It's a personal agreement of a kind which suits the situation best. However there will be added costs, and it will be a form of loan to handle this. Loan interest is based on our cost of capital, how long you've been renting from us, how is your business going on and some subjective criterias. As of 28th of April, 2008 the rate is 1.2 to 1.8% weekly.
Yikes! I'm not doing so hot! Can't get this land rented / sold!
Contact us, and we will take a look at possible problem areas and give you ideas of howto market your estate and what to look for. This also includes some basic SEO (Search Engine Optimization) for your public areas, for example dividing roads, putting in good descriptions etc. Also, do remember that also SL has up & down periods of business, sometimes it just feels you charge way too little and get the land sold waaayyy too fast or sometimes it seems that no one is willing to put away a dime for land!
