I am moving off my rented sim so i am selling it to recoup some of my inital cost. This is a regent estate sim, owned by Melody Regent. The following info is taken directly from her Homestead NS. I am selling it for 5,000 less than what she sells when you first rent from her.

******************** PRICING ********************

$20,00L to buy the sim. Tier is additional to the purchase of the sim.
$8,000L tier a week - min 2 weeks and a max 12 weeks at a time.

$25,000L to rename the sim after it is placed or one already in place. (LL charges to rename sims)

You and four people you wish will be added as Estates managers. This means you will have full god powers over the sim.

You run this anyway you wish. You can control water heights, covenants, bans, scripts, the sun, the terrain texture.

Basically, you will own the sim in all ways.

You may resell the sim to another but they need to be aware that they will start fresh with tier. MELODY REGENT must be notified immediately on the sale of the sim.

We do not refund tier or purchase price at any time. Tier is not transferable.

We do not buy back sims.

There is no grace period on tier. If you do not keep your tier up to date you will loose the region. No refunds will be issued.

**************************** TIER PAYMENTS *************************
Your tier is due on or before it expires. If your rent expires, the sim will be locked down for 24 hours.

If you do not pay the tier during that time, all objects will be returned and the sim resold to someone else. No Refunds

You are welcome to buy the sim again once it goes back up for sale.

Returned items will be located in your “Lost and Found” folder and may be called Object. There is no grace period. No additional warnings will be issued. We will not be responsible for items lost, missing or deleted from your inventory when we return them.

You are responsible for paying the tier on time or picking up your items at the end of your lease. Items do get lost or bulked together and we will not replace anything returned because of non payment. The rental box is designed to give you your only warnings. Once your rent expires your items will be returned to you automatically. If you will be away or on vacation, please make sure your rent is paid before you go.

Once you purchase the sim no refunds will be issued under any circumstances.

You may resell the sim at any time you wish. Tier must be kept up to date while you do so. The new tenant but advise MELODY REGENT of ownership right away for the tier box to be changed.

**************************** THE ONLY RULES *************************

We will not allow anything that is in direct violation of the TOS. This will cause loss of the sim.

NO copy bots will be used, sold, resold or distributed in any manner, on or off the sim. If it is being found this is being done, the lease will be terminated without refund.
