Quick idea about Telehubs

So, with the demise of the Telehubs soon to be underway, I'd like to throw something out for a quick perusal.

We've all gone back and forth arguing whether or not Telehubs act as an attractor for commercial development/activity. We never really got any concrete proof as such.

What if we all looked around our immediate neighborhood (where you hang out the most on the mainland), note how far away from a TH you are, and let us know if there are shops and stuff all around? Perhaps just a number of commercial activities within your sim or several sims (commercial activities = mall, shop, club, etc.).

I'm genuinely curious.

Actually, if I had the gumption and organizational skills, I really want to get a grid-wide commercial census going, showing where the commercial areas are, and if there is any correlation whatsoever to telehub placement/commercial success.

The two main places I live/work have telehubs close.

My main Shop is in Sistiana. One sim over from the Telehub in Luna. Sistiana is one of the four city sims. So there are lots of shops but also other city dwellings.

And of course Neaultenburg is its own city and has a telehub port in spot in the middle of the city square. Where we have shops, a church, a pub, an our Rauthaus (government building). But Neualt is a private island, so not sure if that counts for your survey. :)

I'm in Eldora, which is a fair piece from any telehub (and just a couple sims south of Eggy's place, actually...).

We have several shops in the sim. Granted, they're mostly "our" (the Squidsoft Collective's) shops, although there's one that looks all-but-abandoned (I'm told the owner has a private sim now).

Well look at all the most popular places. Most have telehubs because they're private sims. But other than that Pink Rose is about 4 or 5 sims away from the closest telehub (at least the one I pop into) and DWA is a decent 600m trip from the telehub and they're pretty high up on the list.

I'm not going to use the Popular Places tab as a metric, because it's currently horribly flawed and overinflated due to money chairs and other dwellsploits.

Another idea would be to look at the distribution of Classified listings as compared to the location of the telehubs. Is there a way to plot points and get their distances from one another automatically?

Federal is 3 sims away from a telehub and we have:

Anomations - Cristiano's store
SL Art Gallery - Tony Tigereye's store
SL Botanical Gardens - items from myself, Rose Karuna, Laukosargas Svarog, Higbee Protagonist, Khamon Fate and Jester Knox for sale
Laukosargas Designs - store
Taeje Ve Designs - store

and a few residential parcels.


However, I should also note that over 1/4 of Federal is devoted to parkland and green space, so it feels residentail despite all this commercial activity. Even being 3 sims away, we have constant flow of traffic.

My partners and I recently bought land in the north continent for a "retreat". We chose the land carefully - specifically, we chose land as far away from telehubs as was possible. We also picked the side of the sim away from the road. And we chose waterfront, since that tends to be popular for homes. The point of the exercise was to avoid being surrounded by businesses, since that would attract traffic we didn't want.

We are surrounded by businesses now.

The fact is, telehubs do attract businesses - but there are fare more busniness owners in SL than there is land surrounding telehubs (in effect) - so prices for land go WAY up around them. So many folks starting fresh or not having reached much success simply can not afford to pay those prices, so they buy land they can afford.

Anyway, to answer LF's questions: 600 or so meters to the closest hub, we've got two small shops, a club, a tringo parlor, and some combination of widgit seller and movie venue.

Well... check out the Isabel hub.

Its commercial for as far as my 128m eye can see, in all directions. There is nearly zero residential in Isabel (might be completely zero).

I must admit - I am somewhat looking forward to folks moving out, and potentially watching the lag drop in Isabel. :)

I'm about 120m away from the hub. To the North of me, it gradually starts getting quieter commercial, and then residential - and to the East are void sims out to one of the biggest lakes in SL.

I'm in Noyo, which is a telehub sim. The telehub is located on a small island in the center of the sim. I'm the only person that owns land on that island, so, I'm only a few meters away from the telehub. From what I can tell, the sim is entirely commercial.

Quite honestly, the sim doesn't really have many land owners. All the land owners own a lot of land, so the sim feels pretty "empty" -- at least, compared to other sims, especially telehub sims. We certainly don't have any "hub malls", probably because Noyo was brought online before the "hub malls", and not that long after hubs were created in the first place. (Actually, I take that back. We have one hub mall, but it's not like any hub mall I've seen anywhere else in SL. It's just a three-floor building, with a few shops inside. Much classier than the rest.)

While I'm sort of glad to see telehubs go away (they've always been an annoying hastle), I really did like what they were trying to achieve -- zoning. Perhaps it's time the Lindens try enforcable zoning, perhaps on a per-sim or per-parcel basis. Instead of being rated 'Mature', a sim would be rated 'Mature, Residential' or 'PG, Commercial'. I'm sure there would be some other ratings, too, maybe 'PG, Linden Land' or 'PG, Public Space'.

The problem with zoning is that is possible to mix commercial and residential within the same sim and have everyone be happy. The key is having neighbors that put some effort into architecture and landscaping. I tried having a private residential space in a different sim from my commercial/public space and found that I rarely visited the residential space. The perfect solution turned out to be making my residence in the sky in the same sim as my public build.

If anything, maybe there is only a need for some sims to be "residential only" and let the others be a mix. I would hate to see a fabulous residence like Myradyl Muse's not be allowed in Federal because it the sim was zoned commercial. Commercial doesn't have to be ugly, it is only made that way through poor overall land design and bad building skills.

In the end, it really comes down to finding the right sim with the right neighbors. If you want a residence with very little traffic, build in the air. If you want quiet, put your votes toward Travis Lambert's Prop 244 so we can all elimate sounds coming from other parcels such as Tringo parlors.

Real estate in SL really comes down to looking at the neighborhood as much as the land itself, which is why you have to choose carfully. Group together with individuals who share a similar taste in architecture or lifestyle and slowly buy up open land in a sim. SeaCliff is a great example. Indigo, Federal, Boardman, Lusk..just to name a few. The older sims have the most stability in land ownership, but they can very hard to buy into for this same reason.

i've got land in a sim relatively close to a hub and in a sim very far from a hub... in both cases there is a mix of residential and business.

When I was in uzume I saw a mix of both, my shop was around 600m from the nearest telehub. Around the mauve telehub is primarily residences (however it was all there before telehubs and hasnt changed) and chartruese remains primarily commercial (as it was pre telehubs) Crimson is pretty much devoid of anything at the moment. Mocha is primarily residences and a few businesses. Those are the sims direcly surrounding that hub. Crossing char into bisque you have mostly commercial spaces. The sim due south of Bisque (dont recall the name) is a mixture of both.

My 'retreat' sim really is Deimos, 1000 meters from a telehub. it contains my main store, Toast, Nylon, and Elka all have shops there too. There are I think 2 other people with their shops there. I opened up another branch of my furniture and prefab sore that is literally touching telehub land, it doesnt get as much bussiness.

I would tend to agree telehubs arent as significant as many think to established bussinesses.
